Seaside Sanctuary: $8M Renovation Revives Rundown NE Home

Renowned Tech Entrepreneur Rouzbeh Yassini’s $12.5 Million Oceanfront Estate

The Exquisite Perimeter

Every May and September, Rouzbeh Yassini lavishly adorns the marble vases lining his oceanfront estate’s perimeter in New Hampshire with over a hundred flowers. The carefully paired flowers and elegant marble statues along with the magnificent fountain create a breathtaking view that often receives praises from the people passing by on foot, admiring it. The friendly neighborhood is one of the most cherished memories to the 65-year-old, Iranian-born tech entrepreneur. After owning it for about 20 years, he’s putting the circa-1880s home on the market for $12. 5 million. Located in the town of North Hampton, about 50 miles from Boston, the spacious 1.2-acre property is a gem, according to listing agent Holly Mazur with Engel & Völkers.

The Renowned Tech Entrepreneur: Rouzbeh Yassini

Rouzbeh Yassini, a veteran in the tech industry, immigrated to America in the late 1970s and received his bachelor’s degree in electrical engineering from West Virginia University. He spearheaded the invention of the first residential cable modem in 1988 and sold his tech company LANcity in 1996. Additionally, he founded the University of New Hampshire’s Broadband Center of Excellence, which strives to make broadband accessible globally. He also founded the charitable organization, YAS Foundation.

A Seaside Haven for the Tech Guru

Shortly after moving to New Hampshire, Rouzbeh Yassini lived in Nashua and kept dreaming of owning a beachside property. In 2004, he found the perfect property in the Little Boar’s Head Historic District. The main house, which spans 10,700 square feet, was in bad shape, but the location was everything he had wanted. The carriage house, an empty shell, was also part of the property. After purchasing the property for around $3.5 million, he spent around six years renovating the structures, pouring around $8 million into the renovations and landscaping. He lives with his sister on the property.

Renovations and Smart Systems

Rouzbeh Yassini began work on the main house, fixing the structure’s worrisome water damage and installing eco-friendly insulation and modern plumbing and electrical systems. The great room, hosting 80-100 guests, is the homeowner’s favorite spot for family reunions and business events. The mahogany deck expands the space with an outdoor kitchen. The home boasts coffered mahogany ceilings, Brazilian cherry flooring, and wainscoting-style mahogany paneling. The main house is complete with high-tech smart systems, which don’t disturb the ambiance.

The home also has two backup auxiliary generators, and the carriage house boasts an observatory, two office spaces, a boardroom, and a Persian-tea-room complete with lush Persian rugs and cushions. The structure’s interior pays homage to his time spent in Colorado and could easily be transformed into additional bedrooms or amenities, according to Yassini.

Travel Plans

Yassini has traveled to nearly 80 countries for work over the years, and he now wishes to spend the next few years visiting close friends around the world. Hence, he plans to sell his beloved New Hampshire home, and the statue, fountain, and marble vases in the sale listing price. If he were to remove them, he joked saying, “the neighborhood will be leaving notes in the mailbox asking what happened.”

In Conclusion

The refined estate is one of the best listings in North Hampton. Rouzbeh Yassini has spent 20 years turning it into a timeless beauty, and now he is passing it along to a new family who will hopefully enjoy and appreciate it as much as he has.
